Reverse Mortgages: Making an Educated Decision

Day of the Week TUESDAYS
Starts 4/1/2008
Time 07:00-08:30 p.m.

Fee for Non-Worc Residents $40
Reverse Mortgages are becoming popular in America. The U.S. Department of Housing and Urban Development (HUD) created one of the first. HUD’s Reverse Mortgage is a federally-insured private loan, and it’s a safe plan that can give older Americans greater financial security. Many seniors use it to supplement Social Security, meet unexpected medical expenses, make home improvements, and more. If you are 62 years of age or older and have equity in your home, a reverse mortgage can turn that equity into monthly income for life, a lump sum of cash, a line of credit or a combination thereof. Unlike a traditional mortgage, there are no monthly payments, the proceeds are tax free and do not effect Social Security or Medicare. There are no income or credit qualifications and you retain title to your home. The desire to “Age in Place” – to remain in one’s home for as long as possible – is a personal goal consistently expressed by older Americans. The money from a reverse mortgage can provide the financial security needed to enjoy the retirement years. This class will cover the “ins and outs” of reverse mortgages and help you determine if a reverse mortgage is right for you. The latest reverse mortgage program changes and enhancements will be covered. Adult children of senior homeowners are also encouraged to attend. • What is a Reverse Mortgage and how does it work? • The U.S. Government Insured Home Equity Conversion Mortgage (HECM) • The Fannie Mae Home Keeper • The Cash Account Advantage • The “Fixed Rate” Reverse Mortgage • The Reverse Mortgage Process from start to finish • Living with a Reverse Mortgage • The differences between a Reverse Mortgage and a forward mortgage • Reverse Mortgage Alternatives • Using a Reverse Mortgage to prevent foreclosure.
